- Five percent on the first $500,000, ten percent on the portion between $500,000 and $1.5 million, and twenty percent above that. Anything under twenty percent requires mortgage default insurance.
- Who pays the REALTOR® commission?
- On a resale purchase, commission is paid out of the seller's proceeds, so buyer representation typically costs you nothing directly. Selling commission is agreed in writing before your home is listed.
- What closing costs should I budget for?
- Plan for roughly 1.5 to 4 percent of the purchase price: Ontario land transfer tax, legal fees, title insurance, adjustments and a home inspection.
- How long does it take to sell a home in Ottawa?
- It depends on price band, neighbourhood and season. We'll review current days-on-market for comparable properties before setting a list price.
